Privacy Policy
CentMatch is run by Zachary Thompson in Maryland, USA ("we" or "us"). This policy covers the CentMatch split calculator and beta waitlist on centmatch.com, and the CentMatch app at app.centmatch.com.
The short version
- Numbers you type in the calculator stay in your browser. We never see them.
- Payout files you open in the app are read in your browser and never uploaded. We never store guest names or messages.
- We store your email address, the owners, properties and agreements you set up, and one cookie that keeps you signed in to the app.
- We run no analytics or ad trackers, and we never sell or rent your information.
- An AI assistant helps us run CentMatch and drafts replies to your emails. A person reviews every reply.
- Email us and we will delete your information.
What we collect
The calculator. The calculator runs entirely in your browser. The nights, rates, fees and splits you enter stay in your browser. They are not sent to us or stored anywhere.
The waitlist. When you join the waitlist, we store:
- your email address
- where you signed up, for example "calculator"
- the date and time you joined
We also keep a record that a sign-up happened on that page, so we can count sign-ups. That record does not include your email. The form has a hidden field that people never see. Only bots fill it in. When it is filled in, we store nothing.
Your CentMatch account. When you use the app, we store:
- your email address, which is how you sign in
- when your account was created and when you sign in
- the owners you add: their names and, if you add them, their email addresses
- your properties: their names, their owners and where they are listed
- your agreements: how each property's payouts are split, and from which date
- the statements you finish: a locked copy of each, with the owner's name, your name or email, and the amounts
Sign-in links. To sign in, we email you a sign-in link. We store your email address, when the link expires (15 minutes after we send it) and a scrambled copy of its code, never the code itself. We delete expired links after a day.
Payout files. When you open an Airbnb or Vrbo payout file in the app, your browser reads it. The file is never uploaded. We store only what statements need: amounts, dates, which property, and a scrambled copy of each booking's confirmation code, so the same booking is never counted twice. We never store guest names, messages or the confirmation codes themselves.
Owner links. You can make a private link that lets an owner read one finished statement and download it as a PDF, without an account. Anyone who has the link can see that statement until the link expires (after 30 days, 90 days or a year, as you choose), you turn it off, or you void the statement. We store a scrambled copy of the link's code, never the code itself. Opening a link sets no cookie, and we do not record who opened it.
We do not store your IP address, location or device details with any of this.
Cookies and tracking
The calculator and the rest of centmatch.com set no cookies. The app at app.centmatch.com sets one cookie, which keeps you signed in for 30 days or until you sign out. Page scripts cannot read it, it is sent only to app.centmatch.com, and it is not used to track you.
There are no analytics, ad trackers or tracking pixels anywhere. Some browsers send a "Do Not Track" signal. Since we do not track you on our sites or across other sites, there is nothing for that signal to turn off, and we treat every visitor the same way.
Who else sees your information
Like most websites, ours rely on other companies to run. When your browser connects to them, they receive basic technical details such as your IP address and browser type.
- Cloudflare hosts our sites, the app and the database where your account and waitlist records are stored. It handles every request and may keep short-term logs for security and to keep the service running. Cloudflare runs data centers around the world, so a request may be handled outside the United States. It also forwards emails sent to hello@centmatch.com. Read Cloudflare's privacy policy.
- Google Fonts delivers the Figtree typeface our pages use. Your browser downloads the font from Google, so Google receives your IP address. Read Google's privacy policy.
- Resend sends our sign-in emails. It receives your email address and the message, only to deliver it.
- Google (Gmail) holds our inbox. Emails you send to hello@centmatch.com are forwarded there, so Google stores them.
- xAI, which makes the Grok assistant described below.
We do not share your information with anyone else, except when the law requires it.
Our AI assistant
We use Grok, an AI assistant made by xAI, to help run CentMatch. Grok drafts replies to the emails you send us, and it runs checks that the service works, which can include reading waitlist and account records. When it does, xAI processes that information under its own terms. A person reviews every reply before it is sent, and anything drafted for someone outside CentMatch is sent by Zachary Thompson, not by Grok. Grok never sees your payout files, because they never leave your browser. We do not use your information to train AI models.
How we use your information
- To sign you in and run the app for you.
- To tell waitlist members when the beta opens.
- To reply if you write to us.
We will not add you to other lists. We will not sell, rent or trade your information, and we will not share it with advertisers.
How long we keep it
- Waitlist: until you unsubscribe or ask us to delete it. If CentMatch does not launch, we delete the whole list.
- Your account and everything in it: until you ask us to delete your account. We then delete it within 30 days.
- Sessions: 30 days, or until you sign out. Sign-in links: 15 minutes, then deleted within a day.
- Owner links: until they expire or you turn them off. The statement itself stays in your account.
- Emails you send us: in our inbox until we delete them.
Your choices
You can ask us to:
- tell you what information we have about you
- correct it
- delete your waitlist entry, or your account and everything in it
Email hello@centmatch.com from the address you use with us. We will reply within 30 days. These choices apply to everyone, wherever you live. Every email we send to the waitlist includes a way to unsubscribe.
Security
Your information is stored in a Cloudflare database. Only Zachary Thompson, and the Grok assistant working for him, can reach it. Connections to our sites are encrypted with HTTPS. Sign-in codes and sessions are stored only in scrambled form, so a copy of the database cannot be used to sign in. No system is perfectly secure, so we keep what we store small on purpose.
Children
CentMatch is for adults who manage short-term rentals. It is not meant for anyone under 18, and we do not knowingly collect information from children. If you think a child signed up, email us and we will delete it.
Changes to this policy
If we change this policy, we will post the new version here and update the date at the top. If a change affects how we use your email or your account, we will email you before it takes effect.
