Terms of Use
These terms cover the CentMatch split calculator and beta waitlist on centmatch.com, and the CentMatch app at app.centmatch.com. CentMatch is run by Zachary Thompson in Maryland, USA ("we" or "us"). By using any of them, you agree to these terms. If you do not agree, please do not use them.
The calculator gives estimates
The calculator shows how one booking might split between an owner, a co-host and Airbnb's fee. It uses the numbers you enter and our reading of Airbnb's published payout rules. The result is an estimate. Airbnb can change its fees and rules at any time, and the payout details in Airbnb are the final word. Check your figures against Airbnb before you rely on them, share them with an owner or use them for taxes.
The app is in beta
The app is new and still changing. Features may change, move or stop working while we build it. Statements the app makes are records for you and your owners, built from the files and agreements you give it. Check them against Airbnb or Vrbo before you send them or rely on them.
The app is free during the beta. If we start charging, we will tell you the price and the terms before any charge, and you choose whether to continue.
Your account
- You sign in with a link we email you. Keep your email account secure, because anyone who can read it can sign in as you.
- One account is for one person. Do not share it or sign in as someone else.
- You can ask us to delete your account at any time by emailing hello@centmatch.com. Our Privacy Policy says what we delete and when.
- We may suspend or close an account that breaks these terms. If we do, we will tell you why when we can.
Information you add
You are responsible for the information you add to the app, such as your owners' names and email addresses, your properties and your agreements. Only add an owner's details if you have their permission. You keep ownership of what you add. We use it only to run the app for you, as our Privacy Policy describes.
Not advice
Nothing on this site or in the app is tax, legal, accounting or financial advice. Year-end summaries are records for your owners' tax preparers. For decisions about taxes, owner agreements or your business, talk to a qualified professional.
Not affiliated with Airbnb or Vrbo
CentMatch is an independent tool. It is not affiliated with, endorsed by or sponsored by Airbnb or Vrbo. Airbnb and Vrbo are trademarks of their owners. We use the names only to describe what CentMatch works with.
The waitlist
Joining the waitlist does not reserve a spot, a price or a feature. We may change or cancel the beta at any time. We use your email as our Privacy Policy describes, and you can leave the list at any time.
Using CentMatch fairly
Please do not:
- break, overload or try to get around our security
- use bots or scripts to submit our forms, ask for sign-in links or flood us with requests
- try to see another person's account or data
- copy the site or the app to pass it off as your own
- use CentMatch for anything illegal
We may block anyone who does.
Our content
The design, text and code of the site and the app belong to us. You are welcome to use the calculator and share its results, including the "Copy for the owner" summary.
No warranty
We provide the site and the app "as is" and "as available." We work to keep the math right, and every result is checked so its parts add back to the total. Even so, we do not promise CentMatch will be free of errors, always available or right for your situation. To the extent the law allows, we disclaim all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose and non-infringement.
Limit of liability
CentMatch is free during the beta. To the extent the law allows, we are not liable for any indirect, incidental, special, consequential or punitive damages, or for lost profits or payouts, that come from your use of CentMatch. Our total liability for any claim about CentMatch is limited to $50. Some places do not allow these limits, so some of them may not apply to you.
Changes to these terms
We may update these terms. We will post the new version here and update the date at the top. If a change affects your account, we will email you before it takes effect. If you keep using CentMatch after that, the new terms apply.
Governing law
These terms are governed by the laws of the State of Maryland, without regard to its conflict of law rules. Any dispute about CentMatch will be handled in the state or federal courts located in Maryland, and you and we agree to the jurisdiction of those courts.
